Vertical construction has commenced at the new retail center, Kukui'ula Village just a short walk from Koloa Landing. It is anticipated to become one of Kauai's new must-see destinations with authentic island architecture offering retail shops unique to all of Hawai'i. With more than 87,400 square feet devoted to boutiques, cafes and exotic restaurants, a local country store and weekly fresh farmer's market, there will be plenty of reason to return for regular shopping therapy!

INTRODUCING THE KOLOA LANDING WEB CAMERA

We are excited to announce two new web cams will be installed that overlook the Koloa Landing resort community. You will have access to see the construction progress right before your eyes from the comfort of your living room and if you're lucky, catch a glimpse of the whales passing by via the ocean view! We will send an email letting you know when the cameras are live on the Koloa Landing website.

Welcome to the Koloa Landing Quarterly Update. The purpose of this update is to keep our customers informed of our construction progress, community development and area activities. We encourage you to contact us directly with specific questions that you may have.  


As some of you are aware, initial construction of Koloa Landing's 25-acre site commenced with traditional ground-clearing and site preparation in May 2007, marking the beginning of this landmark oceanside resort community.  As of March 24, 2008, construction continues to be on-schedule yielding building pads that identify the footprints of each residential building, the west underground parking structure's concrete walls are 95% complete and excavation work on the adult pool and lagoon pool now amplifies the vision of Koloa Landing.

 

The next phase of construction includes the installation of utilities, followed by the much-anticipated vertical construction of these beautifully-appointed resort homes.  Where imagination and renderings once interpreted the vision for the Koloa Landing master plan, it will soon become a reality with the formation and structure of the resort homes, pools, cascading waterfalls, lanais and tiki torch-lit pathways.

 

After many months of closure due to infrastructure improvements Poipu Road re-opened to through traffic. In anticipation of a similar improvements being made along Kapili Road, we’ve moved our preview center entrance to Poipu Road.

PROJECT UPDATE

Sales activity has continued at a good pace for Koloa Landing since the initial release in October, averaging approximately one sales contract per week.  We recently welcomed new owners from Colorado, Northern and Southern California, and Vancouver, BC.  Some of our recent purchasers expressed that after doing their homework, they've confirmed Koloa Landing is the best value in the market place for them and are excited about the future of this property.


On February 20th the developer implemented a 3 percent price increase on the remaining phase I inventory.  Prices start at $934,000 for a two bedroom plan and $1,629,000 for a three bedroom plan.  There is an ocean view penthouse (4 bedroom) available at $3,296,000.

 

For a limited time, the developer continues to offer one year of paid homeowner association dues to buyers in phase one.

It's Busy at the Top in the Hawaii
Luxury-Home Market

While real estate transactions continue to slump in many places on the United States mainland, the strength of Hawaii's international pull has propelled its luxury sales ahead of last year's and has increased speculative development.

The recent $11.25 million sale of a new house in Kahala, a prestigious Honolulu neighborhood, is the latest evidence that the state's luxury home market is robust. And it came on the heels of a $15.9 million transaction in October that, so far, is Oahu's largest sale of the year.

While Hawaii has long drawn global interest, the international real estate market there has improved as developers are reinvesting in the state and the dollar has weakened against foreign currencies, said Donald Eovino, president and principal broker of Eovino and Associates, a real estate firm.

"Hawaii is the Monaco of the West Coast for the affluent," Mr. Eovino said. "Hawaii's international real estate market, this year, has the potential to be bigger than any year before."
